The Complex Dynamics of Peckham’s Housing Stock
Peckham is a microcosm of London’s architectural evolution, and understanding how these distinct eras of construction perform thermally and hygroscopically is the foundation of any successful retrofit. The SE15 postcode is heavily defined by its 19th-century heritage—expansive networks of Victorian and Edwardian terraces, built with 9-inch solid brick walls, suspended timber floors over London clay, and slate or clay tile pitched roofs. These heritage properties were fundamentally designed to 'breathe'. They relied on open coal fires to drive massive amounts of air changes per hour, pulling moisture out of the building fabric, while the lime-based mortars and plasters allowed vapour to naturally diffuse.
When we conduct building performance investigations in Peckham’s historic homes, we almost universally find that this delicate hygrothermal balance has been disrupted. Open fireplaces have been sealed, original sash windows replaced with airtight (but unventilated) uPVC units, and breathable lime pointing replaced with hard, impervious Portland cement. The result is a building envelope that traps moisture. Because the modern family generates upwards of 10 to 15 litres of water vapour a day through cooking, washing, and breathing, this moisture has nowhere to go. It seeks out the coldest surfaces—typically the uninsulated solid walls or window reveals—leading to condensation, high indoor humidity, and black mould.
In contrast, Peckham’s mid-century housing blocks and newer regeneration developments present an entirely different set of building physics challenges. Mid-century concrete-framed properties frequently suffer from systemic cold bridging. Balconies, walkways, and concrete lintels act as thermal highways, drawing heat out of the flat and providing extremely cold internal surfaces where mould thrives. Modern apartments built in the last two decades are generally more airtight and better insulated, but they frequently suffer from poor indoor air quality and severe summer overheating. Single-aspect flats in dense urban environments lack the cross-ventilation necessary to flush out hot air and volatile organic compounds (VOCs). Assessing a property in Peckham requires an acute awareness of these specific construction typologies; an energy retrofit strategy that works for a 2015 apartment on Queens Road will cause catastrophic failure if applied to a Victorian terrace on Choumert Road.
