George Sora founded RetrofitIQ (operated by G.A.S General Building Services Ltd) to bring building science and forensic diagnostics into the world of residential construction — a sector dominated by guesswork, generic remedies and over-promised “fixes” that don’t address root cause.
With over 15 years of hands-on construction experience and more than a decade of specialist work in building envelope systems, ventilated façades, internal & external wall insulation, airtightness detailing, cladding installation and retrofit-grade insulation, George combines deep practical knowledge with formal Passive House Institute training as a Certified Passive House Designer.
That dual background — designer-trained and installer-experienced — is rare. It means George can specify a solution that works on paper and deliver it on site, with the joint detailing, vapour control and airtightness layers actually built the way the spec demands.
Every project starts with a diagnostic — visual inspection, FLIR thermal imaging, blower door airtightness testing, moisture mapping and analysis — before any remedial work is recommended. Where appropriate, post-works verification is used to confirm the improvement is real, not assumed.
After years of seeing projects fail because of the disconnect between designers, contractors and inspectors — symptoms misdiagnosed, specifications missing the root cause, installations deviating from the spec, verification skipped entirely — RetrofitIQ was created to bring investigation, design, installation and verification together into one coordinated process. Why we built one coordinated process — instead of the four-company industry norm.
RetrofitIQ was born from seeing the same problems repeat across the construction and retrofit industry. Assessors identify symptoms but not root causes. Designers produce specifications without practical installation experience. Contractors install systems without fully understanding building physics. Verification is often skipped entirely. Communication breaks down between the four parties, and at the end, nobody is genuinely responsible for the final outcome.
RetrofitIQ was created specifically to bring all of these stages together into one coordinated process. Rather than using separate assessors, designers, contractors and inspectors, clients work with a single company from the first FLIR image to the final post-works verification re-test.

Investigate
We start with on-site investigation — visual inspection room by room, FLIR thermal imaging of critical surfaces, blower door / airtightness testing where leakage is suspected, smoke tracing, moisture meter readings and surface humidity probes. We measure what your building is actually doing under real conditions, not what it should be doing on paper.

Diagnose
We diagnose the root cause — not the symptom. Damp on a wall is a symptom; the cause might be a cold reveal at –4 °C below dewpoint, or a thermal bridge that lets warm humid air condense on a cold lintel. Diagnosis is what separates an effective remedy from a recurring problem. We analyse the measured data through a building-physics lens — heat flow, vapour movement, dewpoint margins, U-values, ventilation rates and air change.

Design
We design the remedial solution — internal or external wall insulation, airtightness detailing, thermal-bridge correction, ventilation upgrades, soundproofing build-ups — specified by a Certified Passive House Designer who also has direct installation experience. The spec works on paper and on site. Where helpful we model the proposed remedial build-up in condensation-risk software to predict moisture behaviour before specifying any work.

Remediate
We carry out the works ourselves. No subcontracted gaps, no "the spec said X but we did Y". Our own team carries out the joint detailing, vapour control, airtightness layers and finishes — exactly as designed. One signature owns the result.

Verify
We verify the outcome. Post-works thermal imaging, follow-up blower door tests, surface temperature and humidity readings — measured against the original baseline. You receive proof the improvement is real, not assumed.
Removing the gap between consultants, contractors and inspectors removes the gap where outcomes fail.
When the person who measured the problem is also the person who designed the solution, installed it and re-tested it afterwards, there is no “not my job” gap. There is no “the designer specified that, the contractor changed it, the inspector signed it off anyway”. Just one accountable process from first FLIR image to verified result.
